Tight supply is still shaping the strongest parts of the Relo zips market
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for every buyer in this market. Yet the Real Estate Data Aggregator shows that supply in several of these ZIP codes is still razor thin. Precision in pricing and preparation is what separates a strong result from a slow one right now.
The supply picture, ZIP by ZIP
The Real Estate Data Aggregator counted just 0.8 months of supply in Saukville (53080) for the three months ending August 31, 2026. That is the tightest reading across all the ZIP codes tracked here. New Berlin (53146) was close behind at 0.9 months, down 0.7 months from the same period in 2025. When supply is that low, well-prepared homes priced precisely tend to draw competing offers.
Not every ZIP code tells the same story. The Real Estate Data Aggregator counted 5.8 months of supply in Delafield (53018), up 3.5 months from a year earlier. Homes for sale there rose 123.8% year over year. Lake Geneva (53147) sat at 3.6 months. In those markets, buyers have more time and more choices. Sellers there need a sharper strategy.
How fast homes are going under contract
Speed tells the same story supply does. The Real Estate Data Aggregator found that 77.3% of homes in New Berlin (53151) went under contract within two weeks of listing, up 3 points from a year ago. Waukesha (53188) was close at 70.1%, and Waukesha (53186) at 68.1%. That means roughly 7 in 10 homes in those ZIP codes were under contract before most buyers even finished their second showing.
- 153151 New Berlin77.3%
- 253188 Waukesha70.1%
- 353186 Waukesha68.1%
- 453154 Oak Creek67.2%
- 553005 Brookfield66.7%
- 653129 Greendale65.7%
- 753012 Cedarburg48.1%
- 853018 Delafield38.2%
- 953147 Lake Geneva33.1%
Not every home sold quickly. The Real Estate Data Aggregator put the median days on market at 55 in Delafield (53018) and 56 in Lake Geneva (53147). Those are markets where buyers have leverage. Sellers in those areas benefit from understanding exactly where their home sits relative to what actually closed.
What homes are selling for
The Real Estate Data Aggregator recorded the highest median sale price in Mequon (53097) at $862,450 for the three months ending August 31, 2026, up 3.3% from a year earlier. Milwaukee (53217) followed at $609,950, up 10.3%. Thiensville (53092) posted the strongest price growth in the group, up 18.2% to $635,000. Greendale (53129) and Delafield (53018) each dipped 4.9%, a small but real softening worth knowing if you own in those areas.
Sellers are still getting above list price in most ZIP codes
The Real Estate Data Aggregator found that 70.3% of homes in Waukesha (53186) sold above list price, and 70.1% did in New Berlin (53151). Oak Creek (53154) reached 67.5%, up 12.9 points from a year earlier. Cedarburg (53012) averaged 104% of list price, the highest sale-to-list ratio in the group. At the other end, Mequon (53097) averaged 99% of list and Lake Geneva (53147) averaged 97.5%. In those markets, the list price is often a starting point for negotiation, not a floor.
Rates above 7% are a real factor for buyers
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home with a 30-year fixed mortgage consumed roughly 33% of a median family's income in 2025, up from 26% in 2022. That gap shapes what buyers can qualify for and how they compete. In ZIP codes with under one month of supply, buyers who have financing fully in order are better positioned than those who do not.
Realtor.com also noted that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022, and active listings topped 1.16 million nationally. Those national numbers look very different from what the Real Estate Data Aggregator shows in the tightest Relo zips ZIP codes. Local supply and national headlines are telling different stories right now.
One street can read differently from the whole ZIP code
The numbers above cover full ZIP codes. One block, one price range, or one style of home can perform very differently from the ZIP code average. The Real Estate Data Aggregator does not have figures for ZIP 53187, so the story for that part of the market comes from the websites alone. For every other ZIP code here, the data is real and current, but it is still a starting point, not a final answer for your specific address.
- For the three months ending August 31, 2026, the Real Estate Data Aggregator shows Saukville (53080) and New Berlin (53146) at just 0.8 and 0.9 months of supply.
- New Berlin (53151) had 77.3% of homes under contract within two weeks.
- Delafield and Lake Geneva are moving more slowly, with 5.8 and 3.6 months of supply.
- Realtor.com put mortgage rates above 7%.
- Precise pricing and preparation are what move results in either direction.
