Primary market stayed tight even as prices eased
The one fact that changes what a homeowner should do: supply in the Primary market is nearly gone. The Real Estate Data Aggregator counted just 14 homes for sale in ZIP 53129 during the three months ending August 31, 2026. That is down 39.1% from the same period a year before. Less supply means your pricing strategy matters more, not less.
At 0.9 months of supply, the Real Estate Data Aggregator shows this market is far below what most economists consider balanced. Nationally, the National Association of Realtors reported 1.60 million homes available in September 2026. The Primary market is tighter than that national picture.
Prices eased, but homes still sold above list
The Real Estate Data Aggregator recorded a median sale price of $400,000 in ZIP 53129 for the three months ending August 31, 2026. That is down 4.9% from the same period in 2025. Prices dipped a little. That is honest. But the market did not fall apart.
The Real Estate Data Aggregator found that 60.9% of homes in ZIP 53129 sold above list price during those three months. That share is down 10.5 points from a year before. Not every home sold above asking, but nearly 6 in 10 still did. That is a meaningful signal.
Homes moved quickly when priced right
The Real Estate Data Aggregator shows that 65.7% of homes in ZIP 53129 went under contract within two weeks of listing. That share is down 5.1 points from a year before. Still, nearly two in three homes found a buyer fast. Speed rewards strategic pricing.
The Real Estate Data Aggregator also counted 46 homes sold in ZIP 53129, up 9.5% from the same period in 2025. More homes sold even as fewer were listed. New listings fell 18% year over year, to just 41, according to the Real Estate Data Aggregator. Buyers had less to choose from and still closed more deals.
Rates are adding pressure for buyers
Freddie Mac reported the 30-year fixed mortgage rate averaged 7.24% as of October 29, 2026. That is a real cost for buyers. Realtor.com noted that mortgage rates surged above 7% for the first time since January 2025. Higher rates slow some buyers. That is worth knowing when you set a price.
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Prices rose 1.3% nationally in that same period. The Primary market's price dip runs counter to that national trend. Local conditions here are their own story.
